Mailly for Real Estate

Real Estate Cold Email.
Automate Recruiting & Deal Flow.

The era of buying leads is over. Top brokerages and investment funds don't wait for inbound; they build proprietary deal flow and recruit top producers through high-frequency, precision outbound. Mailly provides the infrastructure to execute this at scale.

I. Talent Acquisition

Headhunt the Top 10% of Producers.

The Pareto Principle in real estate is brutal: the top 10% of agents control 90% of the volume. These high-performing agents are not browsing job boards. They are busy closing deals. To recruit them, you cannot use passive "Help Wanted" ads. You must use active, precision headhunting.

The GCI Arbitrage:

Most brokerages pitch "culture" or "training." High producers do not care about pizza parties; they care about Net Operating Income. Mailly allows you to shift the conversation from culture to economics.

The Mailly Protocol:

  1. Data Ingestion: Upload your MLS production data export. Mailly identifies agents with high volume but unfavorable split structures (e.g., stuck at 60/40 legacy brokerages).
  2. Enrichment: Our Deep Research Engine finds their personal mobile numbers and direct emails, bypassing the brokerage front desk.
  3. The "Split Pitch": AI generates a personalized pro-forma for each agent. "Sarah, you did $14M in volume last year. At your current brokerage, you paid ~$126k in splits. At our cap, you would have kept $94k of that. Let's talk."
Strategy

Recruiting is a Sales Funnel. Treat recruitment exactly like lead generation. A 3-step sequence (Value Proposition -> Economics -> Meeting) sent to the top 500 agents in your MSA will consistently outperform a dedicated recruiter making manual cold calls.

II. The Referral Flywheel

Build a B2B Installation.

The most stable brokerages do not rely on the volatility of Zillow leads or Facebook Ads. They act as the "Real Estate Department" for other professional service firms. This is the B2B Referral Flywheel.

The Failure of "Networking":

Traditional networking is unscalable. You cannot drink coffee with 500 Divorce Attorneys. But you can maintain top-of-mind awareness with 500 attorneys simultaneously using Mailly's automated infrastructure.

Probate & Divorce

The Trigger: Life events force asset liquidity. attorneys control the deal flow before it hits the market.

The Play: Upload a list of all Family Law Attorneys in your county. Run a quarterly "Valuation Update" campaign. Position yourself as the specialized vendor for asset disposition.

Wealth Managers

The Trigger: Capital deployment and 1031 exchanges.

The Play: Send "Off-Market pockets" to CFPs and CPAs. "I have a client looking to move $2M into multifamily. Do you have anyone looking to exit?" This establishes you as a deal-maker, not just a licensed agent.

III. Capital Markets

Institutional Deal Flow.

When you control the deal, you control the fee. But moving off-market commercial assets requires discretion and speed. You are not selling a $12M multifamily complex on Facebook Marketplace. You need to reach Acquisition Managers at Private Equity firms and Principals at Family Offices immediately.

The "Pocket Listing" Protocol:

Mailly enables you to simulate a "Private Placement." Instead of a generic BCC blast (which signals desperation and triggers spam filters), our engine sends thousands of unique, plain-text emails that look hand-typed.

Targeting Allocators:

  • Filter: Search for "Director of Acquisitions," "Principal," or "Managing Partner" in the Real Estate Investment sector.
  • Geography: Filter investors who have purchased assets in your MSA in the last 24 months.
  • Action: "We just locked up a 40-unit value-add opportunity in [City]. 8% Pro-forma Cap. Are you still deploying capital in this zip code, or should I take it elsewhere?"

IV. The Infrastructure of Reliability

Why "Blasts" Fail.

Real Estate is notorious for high spam rates because agents abuse newsletter software (Mailchimp, Constant Contact) for cold outreach. These platforms share IP addresses. One bad agent ruins the reputation for everyone.

Dedicated Nodes:

Mailly provisions dedicated sending accounts. Your recruiting emails and deal flyers are isolated from the "noise." This is why actionable emails ("I have a buyer") land in the Primary Inbox, while newsletters ("Happy 4th of July") rot in Promotions.

The B2B Framework

Professional to Professional.

Do not speak like a marketer. Speak like a peer. Here is the framework for opening a partnership channel with a Probate Attorney.

Subject: Valuation partnership / {Firm_Name}

Hi {First_Name},

I manage the asset disposition for a few local trusts, and we often deal with complex probate situations.

We are looking to align with one primary Family Law firm in {City} to handle the legal side of our deal flow this year. Are you currently taking on new referral partners, or are you at capacity?

Real Estate FAQs

Is this for residential homeowners?
No. Mailly is a B2B platform. We connect you with Investment Partners, Recruit Candidates (Agents), and Referral Sources (Attorneys, CFPs). We do not scrape homeowner data or facilitate consumer harassment.
How accurate is the agent production data?
Mailly does not scrape MLS data directly. You upload your own exported lists (from BrokerMetrics or your local board) and we enrich that data with contact information. You bring the target list; we bring the keys to the inbox.
Can I use this for newsletters?
Technically yes, but it is effectively a waste of the technology. Mailly is designed for 1-to-1 conversion conversations ("Do you want to sell?"), not 1-to-many announcements ("Just Listed"). Use Mailchimp for branding; use Mailly for revenue.
Is cold emailing legal?
Yes. In the US, B2B cold email is compliant under the CAN-SPAM Act as long as you provide an opt-out mechanism and do not use deceptive subject lines. Mailly handles the compliance footer automatically.
